Available Properties

Over 100 acres of prime development land is available for purchase along the 401 corridor at Napanee, halfway between Kingston and Belleville. Napanee is small town Canada at its finest, with a rich history, bustling farming community, and scenic location.

These properties are in an ideal location for quick access to Toronto, Montreal, and Ottawa, and for commuting to Kingston and Belleville. Jim Kimmett Blvd connects these properties to Highway 41 and a major 401 interchange, just 2.5 km away. All parcels are within Napanee’s designated urban area. Due to Napanee’s incredible growth rate, these fields are an amazing opportunity for an investor or developer.

The two remaining available properties shown below are prime for residential and commercial development. All land parcels are privately held, and listed by Jason McDonald (Broker, Century 21 Lanthorn Real Estate Ltd., Brokerage). Please see below for additional details.

Property (1) 18.3 acres

Just over 18 acres fronting Highway 401, sitting on the outside of a long bend with open sightlines in both directions — highly visible to passing traffic for an extended stretch, the kind of exposure that can’t be manufactured. A quiet side road runs the length of the west boundary, giving practical access without through traffic, with Jim Kimmett Boulevard just to the east.

Greater Napanee is building for growth and openly courting investment: an $88-million Water Pollution Control Plant expansion is under construction for 2028, adding servicing capacity as the town expands, and Goodyear Canada is investing more than $575 million in its local plant.

The Town’s updated Official Plan, adopted July 28, 2026 and subject to County of Lennox & Addington approval, designates this property General Commercial — a broader commercial vision for these lands. Currently zoned Future Development; rezoning would be required to align the zoning with the designation and permit development.

Cleared and presently farmed across roughly 12 acres, with the balance in open scrub — an easy canvas rather than a treed lot. Services are not available to the property.

Note that MTO has environmental assessment and preliminary design studies underway for Highway 401 improvements through this corridor, including future widening; buyers should confirm with MTO whether any property requirement affects this frontage. Buyers to satisfy themselves as to designation status, zoning, servicing, access permissions, signage and site conditions.

Listing price : $10,000,000.

Property (2) 88.5 Acres

88 acres inside Greater Napanee’s urban boundary — a contiguous land position of a size and location that rarely comes to market. Identified within the Strategic Growth Secondary Plan Area on Schedule A of the Town’s updated Official Plan, adopted July 28, 2026 and subject to County of Lennox & Addington approval.

A secondary plan will shape the area’s roads, servicing and densities, and owners in place beforehand are the ones at the table for it. A completed Schedule C Environmental Assessment recommends three new arterial roads; the alignment connecting Cherrywood Parkway to County Road 1 at Jim Kimmett Boulevard crosses this property.

Development is underway on lands to the south, across the CN rail corridor. Farmed by the owner and in active agricultural production today. A creek winds through the property. Frontage on County Road 1.

Services are not available; the Town’s $88M Water Pollution Control Plant expansion, operational 2028, is estimated to add servicing capacity for up to 4,000 additional homes and businesses. The existing designation remains in force pending County approval, and secondary planning and rezoning would precede any development.

Buyers to satisfy themselves as to designation, zoning, servicing, watercourse regulation, road alignment and site conditions.

Listing price: $30,000,000.
